This Noho office renovation for Lime Brokerage used industrial steel windows to delineate conference rooms, workspace, and kitchen in keeping with the neighborhood's historic character. The existing steel columns were refinished, and open work area filled with ebonized wood workstations. An uninterruptible power supply backup was put in, along with full a/v package to suit the brokerage firms's technological needs, new hvac system, and plumbing pressure boosting system. Bathrooms were renovated with custom caesarstone sinks, and finishes redone throughout.
As construction project manager, Juanita was the primary contact for Torborg Architects, client Lime Brokerage, consulting engineers, and city officials in addition to managing Alcon Builders' subcontractors and project staff.

26,000 sf Gut Renovation & Conversion of a 10-story Landmark

This project is a complete restoration and conversion of a nine story New York City Landmark within the Ladies Mile Historic District on Fifth Avenue, including full gut renovation of the existing building, addition of a penthouse, and complete reconstruction of the sidewalk vault. The commercial building was converted to private residences from the fourth floor through the penthouse, with commercial offices & retail on the lower three floors. The landmarked limestone and granite facade was cleaned & restored through pressure washing and insertion of stone dutchmen.
As construction project manager, Juanita managed Alcon Builders' internal staff & subcontractors, and acted as primary liason to the architect Rogers Marvel, building owners, and city officials, for work including demolition & reconstruction of the sidewalk vault, completion of floors 5-8 residences, new penthouse addition, full conversion of the building's mechanical, electrical, plumbing, and fire protection systems, and historic facade restoration.

This Kindergarten wing expansion of the existing U.N. International School included five classrooms and gym. A new lightweight fiberglass Kalwall system contrasts the heavy concrete of the existing building, enclosing the classrooms in a translucent wrapper that allows the classrooms to use natural daylighting. Construction was set back by unexpected site conditions, but the project was completed within an extremely tight 5 month schedule on time for the fall semester. The site, over the East River, was created using ballast from WWII ships returning from Europe, and unfortunately, the repurposed site fill created corrosive conditions for the school's concrete foundation. This condition, along with the previous builder's poor work, necessitated full demolition of submerged grade beams and construction of a new concrete foundation with a specifically formulated mix to prevent corrosion.
As construction project manager, Juanita acted as main liaison to the client U.N. International School, architect Skidmore, Owings, & Merrill, consulting engineers, and city officials in addition to managing Alcon Builders' subcontractors & project staff.
